Renting is not only about promoting your product but also about getting to know your potential tenant as well as possible. It is therefore not a process that consists of exposing one's property and waiting for one's tenant.

As far as we are concerned, we start with the candidate, his profile, his solvency, and then validate the presentation of your property.

  • Are you sure that your lease meets current regulations? Lease law has indeed just been regionalised and each region of the country has issued its own decree so that a lease in the Brussels region is no longer suitable for the Walloon or Flemish region and vice versa.
  • How do you verify the information provided by the candidate? Will it become contractual if you enter into the lease?
  • How to guarantee the payment of your rent?
  • Does your lease develop topics such as:
    • Pets;
    • Nicotine from smokers;
    • Maintenance (equipment, surroundings, etc.) and rental repairs;
    • Condensation phenomena due to a lack of ventilation/heating
    • The procedure to follow in the event of a dispute
    • The impossibility of access to the premises because of the tenant in case of need for repairs;
  • How do you organise the handing over of the keys and under what conditions?
  • How do you approach the tenancy inventory? Do you know the consequences of a summary, ambiguous inventory of fixtures?
  • Once the lease has been signed, if you have any difficulties with this tenant, who can you contact free of charge for help?
  • What else can you do other than take the matter to the Justice of the Peace if the tenant is in default?

  • How often and how will I be advised during the rental process?
  • How many people will be visiting my property?
  • Who can I contact if I have questions?
  • Who is in charge of drafting the lease? How does it work?
  • If I am not satisfied, who can I contact and what guarantees are there that I can be understood and that an intervention will take place to satisfy me? Do you have an external and independent quality service that I can use?
  • What publicity will you do and on which sites?
  • What else can you do other than advertise on real estate sites?
  • How do you manage several applications?
  • What kind of help do you offer if I have problems later with my tenant?
  • Who is in charge of registering the lease, the inventory of fixtures, ...

All you have to do is follow the rental process, until the lease is signed, the rental guarantee is set up and the inventory of fixtures is organised.

First of all, the lease must comply with regional provisions.
